Barndominium Cost Calculator for Tyler, TX

Enter your size, shop space, finish level and site work to see a rough low-to-high planning range. It is an estimate, not a quote.

This barndominium cost calculator gives you a rough low-to-high planning range for a build in Tyler and East Texas. It does not use hidden pricing. Every rate below comes from the ranges already published in our barndominium cost guide for Tyler, TX, and the septic, well and utility range comes from the same guide, which our septic and well planning page repeats.

This is an estimate, not a quote. It multiplies broad planning ranges by the size and options you enter. Your real price depends on your plan, your land and the builder. Use the result to check whether bids look reasonable, then get written quotes from local builders using the form on this page.

1. Size

Living space is total minus shop. Enter 0 for shop if the whole building is living space.

2. Living-space finish level

The guide gives one turnkey range. We split it into lower, middle and upper parts so you can see the effect of finishes. That split is our simplification, not separate sourced prices.

3. Site work

The guide gives a combined range only for the rural case. For city utilities it gives none, so none is added.

The guide does not give a separate slab price, so none is added. This only controls a warning in the result.

4. Optional extras

Once you have a range, use our free barndominium build checklist to ask builders what their price includes.

Where the numbers come from

All rates are planning ranges from our Tyler cost guide. We added nothing from outside it.

  • Shell only: roughly $30 to $60 per sq ft.
  • Shop or garage space: roughly $40 to $100 per sq ft.
  • Finished living space (turnkey): roughly $100 to $200 per sq ft, more for custom finishes. Basic uses about $100 to $150, mid about $125 to $175, and high about $150 to $200, with a reminder that custom finishes can go higher. This split is ours.
  • Septic, well or water tap, and electric run: the guide's example budgets show $20,000 to $60,000 for a 1,500 sq ft home, $25,000 to $70,000 for 2,400 sq ft, and $30,000 to $80,000 for a larger living-plus-shop build. The calculator picks the closest one by total size: up to 2,000 sq ft, up to 3,000 sq ft, or more.
  • Clearing, pad and driveway: $10,000 to $40,000, $10,000 to $50,000 or $15,000 to $60,000, matched to size the same way.
  • Contingency: 5 to 10 percent of the subtotal, as the guide suggests.

Matching a size to the nearest example is a simplification. A 2,000 sq ft home on a hard lot can cost more than a 3,000 sq ft home on an easy one, which is why the result is a range and not a price.

What the estimate leaves out

  • Land, and anything it needs beyond the site lines above.
  • Permits, survey, builder-risk insurance, and loan fees and interest during construction. The guide says to plan for several percent of the build but gives no exact figure. See the permits guide for Tyler and Smith County and financing overview.
  • A separate slab price, city tap and impact fees, landscaping, and custom items above a builder's allowances.

How to use the result

  1. Run it twice, once with optimistic choices and once with cautious ones, and see how far apart they are.
  2. Ask each builder to price living space and shop space separately, as described in the cost guide, so you can compare with this range line by line.
  3. If a bid is far below the low end, ask what it leaves out. If it is far above the high end, ask what is driving it.
  4. Read how to choose a barndominium builder before you sign anything, then use the form on this page to request quotes from independent local builders.

Frequently asked questions

How accurate is this barndominium cost calculator?

It is a planning tool, not a quote. It multiplies the broad ranges published in our Tyler cost guide by the size and options you enter. Real prices depend on your plan, land, materials and builder, so use the result to sanity-check bids, then get written quotes.

Why is the range so wide?

Because the inputs behind it are wide. Finishes, wall height, site conditions and what a builder includes can move a project a lot. A wide range is more honest than a single number computed without seeing your plan and your land.

What is left out of the estimate?

Land, permits, survey, insurance, loan fees and interest, landscaping, appliances beyond a builder's allowances, and any slab, utility or site cost that the guide does not give a range for. The result shows which of these apply to your choices.

Does the calculator work for a barndominium outside Tyler?

The ranges are written for the Tyler and East Texas market. In another region, prices and rules can differ, so treat the result as a rough starting point only.
