In short
- A builder warranty is a written promise from that company. The paper, not the sales talk, sets what is covered.
- Compare five things between bids: what is covered, for how long, what voids it, how to make a claim, and whether it transfers.
- The steel manufacturer's warranty is a separate document and usually does not cover the slab, framing or interior work.
- No term here is a fixed number. The written warranty sets the terms, so read it before you sign.

If you are comparing bids for a barndominium builder warranty in Texas, the hard part is that every builder words it differently, and the steel kit has its own paper on top. This page shows what to look for and how to line the documents up. We are a referral service, not a builder or law office; this is general information, not legal advice.
The three layers a barndominium warranty can have
A barndominium is a steel building and a home at once, so protection can come from different places. Ask which of these you are actually getting, and who signs each one.
| Layer | Typically about | Who answers |
|---|---|---|
| Workmanship | Slab, framing, finishes, doors, trim done by the builder and subs | The builder |
| Systems | Plumbing, electrical, HVAC, septic as installed | The builder, sometimes the installer |
| Structure | Foundation and the building frame | The builder; steel parts may sit with the manufacturer |
| Steel and panels | Panel finish, coating, sometimes roof leaks | The metal-building manufacturer |
| Products | Windows, roofing, appliances, water heater | Each product maker |
How long each layer lasts, and what it includes, is in the document. Do not assume one builder's terms match another's.
Watch out: a manufacturer's steel warranty is usually written for the building supplier's customer and may have its own conditions for installation, claims and transfer. Ask your builder to hand you the actual document and tell you who registers it.
What can void or shrink a warranty
Most warranties include conditions on the homeowner. These are the common themes to look for, not a promise that any one document says them.
- Changes to the building by someone other than the builder, such as added walls, cut openings or new penetrations through panels
- Skipped maintenance the document lists, such as gutters, drainage or sealant checks
- Late notice: the document may set a window for reporting a problem
- Damage from storms, floods or other events that the warranty excludes; see our Smith County storm history for why this matters locally
- Unpaid balances or an owner-ordered scope change that is not in writing
- Owner-supplied materials or an owner-hired trade, which a builder may exclude
Compare two bids on the same five rows
Ask each builder for the full warranty text with the bid. Then fill in the same rows for each. If a builder will not provide the text before you sign, treat that as an answer.
| Row | What to find in the text | Bid A / Bid B |
|---|---|---|
| Coverage | Which work is named, and which causes are excluded | Fill in |
| Term | How long, and when the clock starts (closing, completion) | Fill in |
| Conditions | What you must do or avoid | Fill in |
| Claims | How to report, in what form, how fast they respond | Fill in |
| Transfer | Allowed, fee, deadline, paperwork | Fill in |
Saves money: a lower bid with a thin warranty can cost more later. Put the warranty next to the price when you use our builder checklist and the cost guide.
Passing the warranty to a buyer
If you may sell, a warranty that transfers can help a buyer's side. Not all do. Get the answer before you sign, not at listing time.
- Find the transfer sentence
It may say who can transfer, by when and for what fee.
- Ask the builder how it works
Get the answer by email or letter.
- Keep one file
Contract, plans, change orders, permits, inspection papers, photos, final lien waivers and both warranties. See lien waivers for the payment papers.
- Register anything that needs registering
Some manufacturer and product warranties require it. Check the deadline in the document.
- Hand the file over at sale
Your agent or attorney can say what goes with the disclosure.
If the builder will not fix a problem
Start in writing and keep copies: the warranty section, photos, dates and what you asked for. Texas Property Code Chapter 27, the Residential Construction Liability Act, sets a process for some construction-defect disputes. As summarized from the statute, a claimant gives the contractor written notice by certified mail at least 60 days before starting a lawsuit, and the contractor may respond with a written settlement offer, including a repair, within 60 days. Which rules apply to your contract, and how to meet the notice, is a question for a Texas attorney.
The Texas Attorney General advises that guarantees be written into the contract, naming what is guaranteed, who is responsible (the dealer, the contractor or the manufacturer) and how long it is valid. Its Consumer Protection Division takes complaints, but says it does not resolve individual disputes.
Questions to ask before you sign
- Can I have the full warranty text, builder and steel manufacturer, with the bid?
- What work and systems are covered, and what is excluded by name?
- When does the warranty start, and how long does each part last?
- What would void it, and what maintenance is expected of me?
- How do I make a claim, and who responds?
- Does it transfer to a buyer, at what cost, by what deadline?
- Who stands behind it if the company closes?
For the wider decision, see kit vs builder, which also changes who answers when something fails.

Frequently asked questions
Does the steel manufacturer's warranty replace the builder's warranty?
No. They are separate documents from separate companies. The manufacturer's paper typically speaks to the steel, panels or finish, not to the slab, framing, plumbing or workmanship. Ask for both in writing and read who is responsible for what.
Does a builder warranty transfer if I sell the barndominium?
It depends on the document. Some warranties transfer to a buyer, some only with a fee, notice or deadline, and some stay with the original owner. Ask the builder to show you the transfer sentence before you sign, and get any transfer confirmation in writing.
What if the builder closes or stops answering?
A warranty is only as good as the company behind it. Ask who stands behind it (the builder alone, an insurer, a third-party program) and keep your contract, plans, change orders, photos, payments and warranty papers together.
Does Texas require builders to give a written warranty?
We are not aware of a general rule that sets one warranty for every builder, so what you get is whatever the contract says. Texas does have a law, Property Code Chapter 27, that sets a notice-and-repair-offer process before some construction-defect lawsuits. Ask a Texas attorney how it applies to you.
Where do I complain if a builder will not honor the warranty?
Start in writing with the builder, citing the warranty section and attaching photos. The Texas Attorney General accepts consumer complaints but says it does not resolve individual disputes. A Texas attorney can advise on a contract dispute.
Do I need a lawyer to read the warranty?
For a build costing hundreds of thousands of dollars, having a Texas attorney read the contract and warranty before signing is inexpensive protection. This page is general information, not legal advice.
