Barndominium Loan Payment Calculator

Enter your cost, down payment, rate and term to see a monthly payment estimate. It is a planning tool, not a loan offer.

In short

  • This barndominium loan payment calculator turns your cost, down payment, rate and term into a monthly estimate.
  • It shows principal and interest, then adds the property tax and insurance you enter.
  • It can also give a rough interest-only payment for the build period, based on an assumed 50 percent average drawn.
  • You type the rate. We do not claim to know today's rates.
  • The result is an estimate. Ask a lender for a Loan Estimate before you rely on any number.

Use this barndominium loan payment calculator to see what a monthly payment could look like before you talk to a lender. Start with your total project cost from the barndominium cost calculator or from builder quotes.

1. Project and down payment

If the land is already paid for, enter its value. We treat it as equity toward your down payment. Not every lender allows this. If your total project cost already includes the land price, leave this at 0.

2. Loan terms

If your loan has an interest-only build period, enter its length. Typical builds are covered in our build timeline.

3. Taxes and insurance (your estimates)

Ask the county appraisal district and an insurance agent. Barndominium premiums can differ from a standard home. See barndominium insurance in Texas.

How the numbers are worked out

ItemHow we calculate it
Loan amountProject cost minus cash down payment minus land equity
Principal and interestStandard fixed-rate formula, monthly payments
Taxes and insuranceYour yearly amounts divided by 12
Total interestPayment times number of payments, minus the loan amount
Interest-only estimateLoan amount x 50% x rate / 12 (rough assumption)

The interest-only figure is a rough assumption. Lenders pay a builder in draws as work is finished, so the drawn balance starts near zero and climbs to the full loan. We assume it averages 50 percent over the build. Your real draw schedule may be faster or slower, and the total interest during construction is not included in the total interest shown for the permanent loan.

What this calculator leaves out

  • Fees and closing costs. Origination, appraisal, title and draw inspection fees are not included.
  • Mortgage insurance. Some loans with a small down payment add it.
  • Rate changes. The calculator assumes one fixed rate for the whole term. Adjustable loans differ.
  • Taxes and insurance changes. Escrow amounts can change from year to year.
  • Cost overruns. A bigger loan or more cash may be needed. See barndominium budget line items.

How barndominium loans differ from a standard mortgage

Appraisals, lender guidelines and the build-period loan can all change the numbers you enter here. Our barndominium financing guide for East Texas explains those differences and what to ask a lender. Use this page to test scenarios, and use that one to decide who to call.

Next steps

  1. Try a few scenarios

Change the rate by a point or two, the term, and the down payment to see how much each moves the payment.

  2. Get a real quote

Ask lenders for a Loan Estimate. It shows your actual rate and fees. This calculator is not financial advice and is not a loan offer.

  3. Get written builder quotes

Use the form on this page to ask independent local builders to price your project. We are a referral service, not a lender or builder.

Frequently asked questions

How is the monthly payment calculated?

Principal and interest use the standard fixed-rate amortization formula: payment = loan x r / (1 - (1 + r)^-n), where r is the interest rate divided by 12 and n is the number of monthly payments. Taxes and insurance are the yearly amounts you enter, divided by 12.

Does land I already own count as a down payment?

Sometimes. Some lenders let the equity in land you own count toward the down payment on a construction loan, others do not. The calculator lets you enter land value and treats it as equity. Ask your lender how it would be valued.

Why does the interest-only figure say rough assumption?

During construction a lender usually pays the builder in draws, and you pay interest only on the amount drawn so far. How fast money is drawn depends on the build. The calculator assumes an average of 50 percent drawn over the build, which is a simplification. Your lender's draw schedule will differ.

What rate should I enter?

Use a rate from a lender quote or Loan Estimate. We do not publish a current rate, because rates change often and vary by lender, credit and loan type. Try a few rates to see how much the payment moves.

Is this the same as a Loan Estimate?

No. A Loan Estimate is a standard form a lender gives you after you apply. It shows your actual rate, fees and costs. This calculator uses only the numbers you type in and leaves out fees, mortgage insurance and other costs.
