In short
- Enter 2 or 3 written bids and see price per heated sq ft and per total sq ft side by side.
- It lists what each bid leaves out: slab, site prep, septic, water, power, driveway, finish-out, HVAC, permits.
- A lower total is not a lower price if the bid covers less work. The gap list shows where.
- No prices from us: it only does arithmetic on your own bids.
This barndominium builder bid comparison calculator helps East Texas buyers line up bids that rarely match. Enter each bid's price, heated and covered square feet, warranty and inclusions. It divides the price and flags what one bid covers that another does not. It is a planning aid, not advice on which builder to hire.

How the numbers are worked out
| Result | Formula | What it can and cannot tell you |
|---|---|---|
| Price per heated sq ft | Total price divided by heated square feet | Includes every item in the bid, so a bid with site work and septic looks higher |
| Price per total sq ft | Total price divided by all covered square feet | Lower than the heated figure when porches or a shop are included, since that space costs less to build |
| Gap list | Items one bid includes that another does not | Only as good as the written bids you typed in |
Watch out: a lower price per square foot can mean a shorter scope, not a better deal. Site prep, septic, a well or water tap and the electric run can add up fast on a rural lot. See the 12 budget line items for who normally prices each one.
What the gap list is checking
- Slab or foundation. Some shell quotes leave it out. Our clay-soil foundation guide explains why East Texas slabs need design attention.
- Site prep, pad and driveway. Clearing, fill and the culvert are often a separate contractor. See driveway, culvert and 911 address.
- Septic and water. Ask who designs, permits and pays. The septic and well guide covers Smith County.
- Electric service. The power run can be long and billed by the provider. Read electric service in Smith County.
- Finish-out and HVAC. "Dry-in" and "shell" are not finished. See HVAC sizing for what to ask.
- Permits. Ask who pulls them. See Smith County permits.
After you compare
- Ask for the missing items in writing.
If Bid A includes septic and Bid B does not, ask Bid B to price it, or confirm who will.
- Re-run the calculator.
Add each missing item to its bid so the totals cover the same work.
- Check the warranty.
A term in years says little without coverage details. Read what to check in a builder warranty.
- Protect your payments.
Know the draw schedule and get paperwork as you pay. See Texas lien waivers.
- Choose with the full picture.

Frequently asked questions
How does the barndominium bid comparison calculator work?
You enter each builder's total price, heated square feet, total covered square feet, warranty years and which items the bid includes. It divides the price by both square-foot figures and lists items one bid includes that another leaves out. It uses no outside prices.
Is the lowest price per square foot the best barndominium bid?
Not necessarily. A bid that leaves out the slab, septic or power run can look cheaper per square foot while pushing thousands of dollars onto you later. Compare bids only after each one covers the same list of items, and ask for the missing pieces priced in writing.
Why enter both heated and total square feet?
Porches, a shop or a garage are covered space but cost less per square foot than heated living area. Two bids with the same total can hold very different living space. The calculator shows price per heated foot and per total foot so you can see both.
Does this tell me what a fair barndominium price is?
No. It only compares your bids with each other. For planning ranges, use our cost guide and cost calculator, which are estimates, not quotes.
