In short
- This barndominium vs stick-built cost calculator compares two bids using the price per square foot you type for each.
- It shows the total for each, the gap in dollars and per sq ft, and a range.
- Shared site costs (septic, well, power, driveway) go in one box so they do not hide the difference.
- The prices are yours. We add no rates or market figures.
- Use it to decide which kind of builder to ask for bids, then compare the written bids.
Use this barndominium vs stick-built cost calculator when you are deciding which type of builder to hire. Get a written bid from each, enter their per-square-foot prices, and see the difference. For typical barndominium ranges, see the barndominium cost calculator.

| Line | Amount |

How the numbers are worked out
| Item | How we calculate it |
|---|---|
| Building total | Square feet times your price per sq ft |
| Project total | Building total plus shared site costs |
| Difference | Larger project total minus the smaller one |
| Range | Each price moved up and down by the percent you pick |
A lower price per square foot is not always a lower cost. One bid may include the slab, insulation or HVAC and the other may not. Get both in writing and compare line by line with the bid comparison calculator.
What this calculator leaves out
- Differences in what is included. Slab, insulation, HVAC, finishes and allowances vary by bid.
- Financing and appraisal. A lender may treat the two building types differently. See barndominium financing in East Texas.
- Insurance and property tax. Both can differ by structure. See barndominium insurance in Texas.
- Schedule. Time to move in changes carrying costs. See the build timeline.
- Who does the work. A kit, a custom builder and owner-building differ in risk. See kit vs builder vs owner-builder.

Frequently asked questions
Where do I get the two per-square-foot prices?
From written bids. Ask a barndominium builder and a conventional (stick-built) home builder to price the same floor plan size and the same finish level. Divide each bid's total by the heated square feet. Our cost guide shows typical barndominium ranges if you have no bid yet.
Why enter site costs separately?
Septic or sewer, water, the power run, the driveway and grading are often the same whichever structure you build. Putting them in one shared box keeps them from hiding the real difference between the two building types.
Does the cheaper option always win?
No. Look at what each bid includes, the schedule, insurance and appraisal, and how a lender will treat each. A lower price per square foot can leave out items the other bid includes. Compare the bids line by line first.
What does the range mean?
It applies the percentage you choose to each price, up and down, to show how far the totals could move if final bids come in higher or lower. It is a sensitivity band, not a prediction.
Is this a quote?
No. We are a referral service, not a builder. The calculator only multiplies and subtracts the numbers you type in.
